Remodeling Your Home: Financing your remodeling project.

loan documents

We know that your remodel is not just some project on one of those inspirational TV shows you?ve been watching. It?s your home. It?s a big undertaking and has surely taken a lot of time and effort to get to this point.

The following is an excerpt from the six chapter of our new FREE eBook,?Remodeling Your Home: Everything you need to know about remodeling.

At Washington Federal?we understand. We?ve been helping our neighbors like you buy, build and remodel their dream homes since 1917.

If you choose Washington Federal to finance your remodeling project, you will be served by a dedicated branch manager. He or she will sit with you one-on-one, face-to-face and walk you through the different options to help you determine which one is best for you and your family. Our loan officers aren?t paid on commission, so we?re free to give you the personalized attention and customized advice you deserve, with no ulterior motives.

To learn more about how we can help with your remodeling project, contact the Washington Federal branch manager nearest you, or call 800-324-9375.

Consider options for financing a small remodeling project.

Sometimes it?s best to start small. Here are a few good options to finance smaller projects, such as those limited to one room or a simple fixture or material upgrade like new flooring or appliances.

Credit Cards

For small weekend projects, consider using a credit card. You can use a low-interest card that you currently have or apply for a new one. Lots of cards offer a low introductory rate for a specified amount of time. Just be sure to pay off the balance in full before the introductory rate ends to avoid paying higher interest rates.

Home Equity Line of Credit

With a home equity line of credit (HELOC), you establish a maximum line of credit and then draw out only what you need. Expect to make interest-only monthly payments during a draw period, followed by principal-and-interest payments over the remaining term.

Additional Advances

If you already have your mortgage with Washington Federal, you may qualify for an additional advance. An Additional Advance?allows you to borrow from your current equity in one lump sum. You simply add the total budget for the remodeling project to the balance of your existing home loan. (Credit approval required.)

Cash-Back Refinancing

If you have substantial home equity, Washington Federal offers both cash-back refinancing and first mortgages based on the tax-assessed value of your home.

Options for Financing a Major Remodeling Project.

For those planning major work, home equity loans are not always the best choice. Extensive remodeling can strip out the available equity in your home, especially if system upgrades or major structural work are in the plans. For major projects such as an addition or second story, an All-in-One Construction Remodeling Loan is the answer.

All-in-One Construction Remodeling Loans

Washington Federal?s All-in-One Construction Remodeling Loan?is a home loan based on the estimated value of your home after the remodel. To determine that value up-front, we order an appraisal based on your plans for improvements. The entire project is underwritten at one time and you can lock in a permanent, fixed interest rate before you even start the project. Please note that rates can change daily.?Subject to a lock-in deposit.

During the remodeling project, you draw funds as work is done and make interest-only payments during the construction phase. Monthly draws from your total loan amount are released to you based on the percentage of completion. Washington Federal saves you time and money by doing our own site inspections and handling the draws right within your neighborhood branch.

When the project is finished, the loan automatically converts to a standard mortgage. The mortgage is a fully amortizing loan with principal and interest payments spread over 30 years. We also offer a 15-year term option.

We hope that this has helped you to better understand the financing options that Washington Federal offers.?Please?download your free copy of our eBook??to learn more about the remodeling process.

Church in Brazil lost message, lost faithful, pope says

Originally published July 27, 2013 at 7:55 PM | Page modified July 28, 2013 at 2:57 PM

RIO DE JANEIRO ? Pope Francis on Saturday issued what the Vatican said was one of the most important speeches of his papacy, taking to task the Roman Catholic Church in Brazil for hemorrhaging droves of followers to other faiths or to apathy.

Speaking to bishops from around the country, Francis blamed the ?exodus? on a long list of failings by the church and leaders, and took a direct swipe at the ?intellectual? message of the church that so characterized the pontificate of his predecessor, Benedict XVI. He said ordinary Catholics don?t relate to such lofty ideas and need to hear the simpler message of love, forgiveness and mercy that is at the core of the Catholic faith.

?At times we lose people because they don?t understand what we are saying, because we have forgotten the language of simplicity and import an intellectualism foreign to our people,? he said. ?Without the grammar of simplicity, the church loses the very conditions which make it possible to fish for God in the deep waters of his mystery.?

Outlining the kind of church he wants, Francis asked bishops to reflect on millions of Catholics who left the church for Protestant and Pentecostal congregations that have grown exponentially in recent decades, particularly in Brazil?s slums, or favelas, where their charismatic message and nuts-and-bolts advice is welcomed by the poor.

?Are we still a church capable of warming hearts?? the pope asked. ?We need a church capable of walking at people?s side, of doing more than simply listening to them,? he said.

Millions of Brazilians have migrated from Catholicism to evangelicalism in recent years. A poll published last Sunday in the S?o Paulo newspaper Folha said only 57 percent of Brazilians age 16 or older identified themselves as Catholic, down from well over 90 percent in the 1960s. During the same period, the number of evangelical Protestants and Pentecostals skyrocketed from 26 million to 42 million, increasing from 15 to 22 percent of the population in 2010.

The pope?s speech repeated a theme he has addressed several times during his week in Brazil: Priests and Catholic leaders had to ?shake up? their institutions and ?get out into the streets? to build the church.

Francis, who became pope in March, himself is imposing a shake-up in the Vatican?s staid and dysfunctional bureaucracy, setting in motion a reform plan and investigations into misdeeds at the scandal-plagued Vatican bank and other administrative offices.

His target audience is the poor and the marginalized, the people that history?s first pope from Latin America has highlighted on this first trip of his pontificate. He has visited one of Rio?s most violent slums, met with juvenile offenders and drug addicts and welcomed in a place of honor 35 trash recyclers from his native Argentina.

Earlier in the day, the Argentine pope seemed to endorse the message of Brazilian demonstrators who have filled the streets in recent weeks, urging government leaders to work to redress severe social inequities. But he also told young protesters to steer away from violence and toward ?dialogue, dialogue, dialogue.?

?The outcry, the call for justice, continues to be heard even today,? the pope told a gathering of senior Brazilian officials in the ornate Municipal Theater in Rio de Janeiro.

Leadership and responsibility mean finding ?the way to go to the heart of the evils of a society and to overcome them, also with the boldness of courageous and free actions,? Francis said. He also suggested that sympathy for their causes did not give demonstrators carte blanche. ?Between selfish indifference and violent protest, there is always another possible option: that of dialogue,? the pope said.

Francis, 76, was beaming as he left the theater, surrounded by little ballerinas who gave him flowers and an indigenous tribesman who offered him his feathered headdress, which Francis briefly donned, mugging for the cameras. The tribesman and others who accompanied him said they were part of a group caught in a long struggle with ranchers over protecting their lands from illegal timbering.

Hours after he chastised the bishops, Francis drew a reported 3 million flag-waving, rosary-toting faithful to Rio?s Copacabana Beach for the final evening of World Youth Day. By the time his open-sided car reached the stage for the vigil service Saturday night, the back seat was piled high with soccer jerseys, flags and flowers. He is a lifelong fan of the Buenos Aires club San Lorenzo and has been a member since 2008.

On the beach, pilgrims staked out their spots on the sand, lounged and snacked, preparing for an all-night slumber party ahead of the final Mass on Sunday. Many of those paying attention to the vigil teared up, moved by Francis? call for them to build up their church like his namesake, St. Francis of Assisi, was called to do. ?Jesus offers us something bigger than the World Cup!? Francis said, drawing cheers from the crowd in the soccer-mad nation.

Despite Francis? critical assessment of the sorry state of the church in Brazil, the pope?s reception in Rio has shown that he can draw a crowd. Copacabana Beach?s 2.5 miles of white sand was overflowing for the vigil Saturday night.

Local media said 3 million people were on hand for the vigil. That?s far higher than the 1?million at the last World Youth Day vigil in Madrid in 2011, and far more than the 650,000 at Toronto?s 2002 vigil.

Francis returns to Rome on Sunday after a final Mass.

UPDATE 1-Golf-Man of Steele in charge at Canadian Open

Fri Jul 26, 2013 5:36am IST

* Late starters struggle in tougher afternoon conditions

* American Kuchar lurks one shot off the pace (Recasts at end of round)

By Steve Keating

OAKVILLE, Ontario July 25 (Reuters) - American Brendan Steele took full advantage of ideal early scoring conditions to forge a one-shot lead after the opening round of the Canadian Open on Thursday.

Playing the back nine first on a calm, sunny morning at Glen Abbey Golf Club, Steele mixed eight birdies with a single bogey for a seven-under 65 that left him a shot clear of compatriots Matt Kuchar and Scott Brown and Australian Scott Gardiner.

As breezes stiffened and conditions toughened for the afternoon starters no one managed to come close to nudging Steele, 30, from the top of the leaderboard.

Steele, whose has just one PGA Tour win, had three birdies on his outward nine on the Jack Nicklaus-designed layout and picked up the pace after the turn with five birdies over seven holes before dropping his only shot of the day at the ninth.

Kuchar, the highest ranked player in the field at world number six, mixed an eagle with five birdies and a bogey while Brown turned in a flawless round with six birdies.

"It was perfect conditions," smiled Kuchar, who has made 20 consecutive cuts, including all 16 starts this season. "I feel like last week, conditions were so challenging and so difficult at the British Open to come here and play golf that is more friendly and more what we are use to was great."

Gardiner, who has made the cut just twice in his last 16 events, began his day with a par then reeled off six consecutive birdies to race up the leaderboard.

The Australian's red-hot start cooled with seven consecutive pars before he picked up another birdie at 15 followed by his only bogey of the day at 16.

American Hunter Mahan and Swede David Lingmerth were a further shot back after returning 67s while Chez Reavie, whose only career PGA Tour win game at Glen Abbey in 2008, and former Masters champions Bubba Watson and Trevor Immelman were among a large pack three off the pace.

"The first two days the afternoon wave is going to be tougher for sure," said Mahan. "In the morning the greens are pure and the wind is not blowing quite as hard."

Indeed, some of the tournament's biggest names were left floundering in the breezy conditions with former world number one Luke Donald of Britain (73), twice Canadian Open champion Jim Furyk (72) and 2010 U.S. Open winner Graeme McDowell (76) all failing to break par.

American Woody Austin, who fired four sub-par rounds of 70 last week at the Sanderson Farms Championships to claim his first PGA Tour title in six years, crashed to the bottom of the leaderboard with a 10-over 82.

Reigning champion Scott Piercy began his title defense with 10 straight pars before signing for a one-under 71.

Without a homegrown winner in 59 years, local fans were out in full force to offer their support but could not inspire the Canadian contingent to anything better than a three-under 69 from Brad Fritsch that left him four back of the leader. (Editing by Frank Pingue)

Youths take the cross during the re-enactment of the 14 Stations of the Cross -- scenes of Jesus carrying the cross to his crucifixion -- with the participation of Pope Francis, in Rio de Janeiro, on July 26.

By Claudio Lavanga, Correspondent, NBC News

RIO DE JANEIRO, Brazil ? Thousands of people flooded Rio?s lush Copacabana beach on Friday for one of the most solemn ceremonies of the Catholic faith, a procession depicting the crucifixion of Jesus Christ.

But, in keeping with the unlikely setting, the Way of the Cross procession came with a theatrical, florid twist.

With Pope Francis presiding, the event boasted massive stage sets, intricate lighting, a full orchestra and a cast of hundreds of performers straight out of a Broadway production. Francis watched in silence as the enthusiastic participants re-enacted the Biblical story.

The Way of the Cross is one of the centerpiece events of World Youth Day ? and Francis was one of the main attractions.

An estimated one million young pilgrims from 180 countries had packed the iconic beach for Francis? welcoming rally and mass on Thursday, turning World Youth Day into a carnival of faith.

They braved the rain and cold, coming from all corners of the earth, to meet the man they say strengthened their faith and gave them hope for a better future.

The army of young people packed Rio?s Avenida Atlantica, Copacabana?s ocean drive, waving flags from all over the world and shouting chants of ?Viva o Papa.?

They are the new ?missionaries? for the 76-year-old Argentine pontiff who wants them to ?Go and make disciples of all nations,? the theme of this year?s World Youth Day. A call many of them have taken seriously.

?I am here with a group from New York,? Eva Garrea, a New Yorker of Peruvian descent said on the beach Thursday. ?We are all from different cultures and backgrounds, and yet we are united in our faith. This is a message we can bring to everybody.?

Organizers say more than 400,000 pilgrims and volunteers registered to attend the World Youth Day events, but the estimates of actual crowd numbers at his big events are much higher. In addition, there are also 15,000 priests ? and 6,000 journalists to cover all the excitement.

Hundreds of young Catholics from all over the United States watched the pope?s ceremony from the wet sand, waving American flags and joining in chants of ?Bienvenido,? Portuguese for ?Welcome.?

Mark Jones, a 20-year-old from Florida, reveled in the atmosphere of solidarity among the catholic youth in Rio. ?I think this pope is absolutely what we need right now, it?s a beautiful example of the simplicity and truth that?s present in the Catholic faith,? he said. ?I could not have hoped for a better pope.? ?

Pope Francis continues to draw huge masses of Brazilians to his events on his first foreign trip as Pope. On Sunday, the Pope will give his final mass of the trip and millions of people are expected to attend. NBC's Claudio Lavanga reports.

Aside from being a celebration of faith, World Youth Day is a jamboree for young people, a weeklong festival of prayers and colorful events. No wonder it has often been called the ?Catholic Woodstock.?

Carlos Zone, from Naples, Fla., traveled to Rio with family and friends. ?It doesn?t get better than this, being here together. And on top of it: The pope is here!? he laughed. ?I hope he hugs me! Or a member of my family. I?d love that!?

Zone?s wish is not so far-fetched. Since his election in March, Pope Francis brought back a hands-on and personable approach to the faithful that has not been seen since the heyday of Pope John Paul II, to the point that he?s earned the nickname of the ?People?s Pope.?

?We are all fans of the pope, we love Pope Francis!? Robert Duarte, a 26-year-old man from Los Angeles, said. ?He is a pope for all people, both rich and poor, everyone.?

The wave of people from all over the world that flooded the beach of Copacabana, joining hands, sharing chants and dancing on the sand long after the pope left the party, proved Duarte right.

Luca Zennaro / AP

The pontiff is making his first visit overseas since he was elected in March. An estimated 2 million people are expected to greet him.

Groups of Catholics carried their national flags like diplomats on a foreign mission. Young pilgrims descended to Rio all the way from Italy, Norway, St. Lucia and even China.

?I took a 28 hours flight to get here, but it?s worth it,? said Fu Jawen, a 29-year-old from Shanghai. ??

Miriam Manzaes, a young woman from Barcelona, said seeing the pope ?was amazing.? Adding, ?I can't explain it with words?I was almost crying.?

And an estimated 30,000 young people from Francis? native Argentina joined the crowd, too.? The pope even added a last-minute visit with them to his already busy schedule at Rio?s cathedral on Thursday.

Fiorenzia de Mattei, a 23-year-old from Buenos Aires, feels a connection to his fellow Argentine. ?We are friendly, cheerful, happy, we show that, and the pope is one of us, like us. That?s the greatest thing about Francis: He is one of the people.?

On a stall nearby, merchandising and souvenirs were selling out fast. Among them, a T-shirt said: ?Keep Calm and Make Disciples.? What was meant to be an ironic slogan could well become the real theme of this year?s World Youth Day.

Mario Tama / Getty Images

People watch a video screen as Pope Francis celebrates Mass on Copacabana Beach on Thursday in Rio de Janeiro, Brazil. More than 1.5 million pilgrims are expected to join the pontiff for his visit to the Catholic Church's World Youth Day celebrations.
